190-Acre Sullivan County Approved Subdivision to Hit Auction Block

(EMAILWIRE.COM, April 04, 2007 ) Barryville, NY -- Mountain Partners will sell their fully approved 190-acre luxury equestrian development in Barryville to the highest bidder on April 28, according to Robert A. Doyle of Absolute Auction and Realty, Inc.Doyle explained that John Corso, president of private development firm Mountain Partners, and a 25-year resident of Barryville, acquired the property when it was a sawmill in an effort to preserve the natural splendor of the Delaware River treasure. “As a leader in the construction industry for more than 25 years, Corso had a wealth of experience to draw from,” said Doyle, “including projects for such clients as Brooks Brothers, Pfizer and Macy’s. When he learned that the old Robinson Sawmill in his hometown was available for purchase, he took a special interest in making sure the property would not fall prey to the kind of overdevelopment that often destroys the natural beauty of such bucolic locales.“Corso and his partners bought the property, naming it Highland Estates, and set into motion Corso’s vision of a pristine, environmentally sensitive, custom luxury home community that would set the standard for conscientious land development in the area. “Approved subdivisions of this quality rarely become available at any price in the marketplace,” noted Doyle.” This is an exceptional opportunity for the developer/entrepreneur to buy at their price.”The residential parcels will be offered with all installed roadways, utilities and infrastructure. The auction also includes approximately 40 acres of prime commercial land on New York State Highway 97. The entire project, including a sales office, stables, barns and fenced pastures, will be sold to the highest bidder in a “winner-take-all” format. The planned community features three tiers of elevation, the highest of which is known as The Summit. Primary access is along Appaloosa Way and encompasses sites 1 through 7. These magnificent, top-of-the-mountain, wooded lots have very dramatic panoramic views of the distant mountains and the Delaware River. The middle tier, The Terrace, is enclosed by Thoroughbred Trail and Painted Horse Path. It also has very dramatic mountain views but is less steep than The Summit. Sites on this level are moderately wooded with rolling hills and remarkably beautiful natural features such as glacial stone grottos and rocky outcroppings. The Terrace is home to sites 8 through 14 and 18 through 20. The Sherwoods tier, at the lowest elevation, features sunbathed open woods, rolling hills, fields of ferns and wildflowers, and graceful valleys and glades. It includes sites 15 through 17, and 21 through 24. Despite their lower elevation, many of these sites also have lovely mountain views. In light of the many spectacular natural attributes, preservation of the indigenous landscape has been very important to the mission of Highland Estates. Mountain Partners has harvested only enough trees to allow access to and around each home. Custom-designed homes have been strategically nestled into choice wooded sites with much care and consideration for the environment. The size of each site ranges from four to eight acres, which provides the coveted privacy many homeowners are seeking.Sixteen approved home sites will be offered at the auction, and the seller represents that there is potential for nine additional home sites. Four homes have been built and sold to others and are not part of the auction. Prospective purchasers are urged to review the materials on the auctioneer’s website as a starting point for conducting a thorough due-diligence investigation. The auction is set for 4:37 p.m. on Saturday, April 28. A property preview will be held on Sunday, April 22, at 12:12 p.m. and must be confirmed by appointment. For more information, visit absoluteauctionrealty.com or call toll-free (800) 243-0061.
