Prosper Set to Expand in the Next Two Decades reports Frontier Evictions

(EstateNewsWire.com, January 07, 2013 ) Dallas, TX -- The U.S. 380 corridor, Dallas North Tollway corridor, and the Golden Corridor along the Preston Road are three reasons why the city Prosper is likely to see a boom in the recent future.

Over the previous two decades, the farm town's population doubled, then quadrupled, and now it seems to take large leaps almost monthly. The town was comprised of 1,141 residence in 1990. By 200, the town had 2,317. In 2010, the town had grown into one with nearly 2010. This year the town reached 13,500 according to the latest city estimate.

That estimate paled in comparison to the estimations of the 27-square-mile town that includes a comprehensive plan as it moves forward. Over the next 20 years, Prosper could end up seeing as many as 80,000 residence within its borders, according to Chris Copple.

“The estimates have build-out around 2035,” he said, “but with the amount of plat plans I’m seeing, it might be a little quicker.”

With the excessive growth will come, of course, many challenges, and the mayor, Ray Smith, has said one of the biggest is trying to provide infrastructure and amenities while continuing to work within the municipal budget.

“People who have moved to Prosper, a lot of them from Allen, Plano or Frisco, they’re used to high-quality amenities,” Smith said. “Our job as a council is to try and provide them and keep the budget as low as we can.”

The tally of building permits has set records almost every two years. With 373 in 2001, and nearly 450 in 2012, according to Copple.

“A couple of weeks ago, I was telling the staff that with the development applications I have, we had plats for 1,300 lots in four different plans — and that was just on Monday,” he said.
And a good supply of available building lots is a big deal.

“Even though we’re setting records [on housing permits], the big question people have is whether there are lots available,” Smith said. “Everybody is trying to get this economy going again, which is like trying to turn the Titanic in a bathtub, but I’m seeing the nose of it in Prosper anyway.”
