(EstateNewsWire.com, February 22, 2013 ) Clearwater, FL -- According to new statistics, the cleaning costs continue to be the most contentious point between UK private landlords and their respective tenants.
The numbers come from the Tenant Deposit Scheme (TDS), and show that 52% of total disputes in 2011/2011 involve the cleaning costs. That number is on the rise, as in the paired-years prior it accounted for 49% of the total dispute. Damage to property is the most common cause of the disputes, followed by redecorations, and then rent arrears and gardening disputes.
Landlords and agents are becoming increasingly tasked with dirty properties at the checkout stage, according to the Association of Independent Inventory Clerks (AIIC). There are a large percentage of tenants who fail to take care of the property, or at minimum to return it to the condition in which they found it. Yet, they seem to be often surprised when they are fitted with a bill for the cleaning of the property following their move.
“It is not surprising that cleaning has risen by over 6% in tenant disputes. Many tenants fail to keep their property clean and time and time again we see filthy kitchens and bathrooms at check-out. Tenants rarely treat their rented property in the same way as they would a property they owned themselves,” said Pat Barber, chair of the AIIC.
“We all know that accidents do happen during a tenancy, but tenants need to realize that they must take financial responsibility for things that are beyond normal wear and tear,” she added.
One example is the recent tenant check out that was billed for leaving a severely dirty oven, amongst other items unkempt. “The tenant was amazed when it was pointed out that it would need professional cleaning which would cost around £60. Her response was that it was normal wear and tear,” explained Barber.
“We get the same response often concerning dirty carpets. Tenants will state that because a carpet is a light color it is bound to get dirty. It never crosses their mind that they should clean it themselves and they are strangely indignant when they see how much carpet cleaning companies charge,” she added.
