(EMAILWIRE.COM, July 05, 2010 ) San Francisco, CA - By utilizing the resources that are already available, you need to look for realtors that can set themselves apart from other agents. There is a large pool of resources that home buyers can easily access, but few people do. One simply needs to have the right questions, and then contact the right people.
The first group to access is the local Board of Realtors® and it makes sense to learn from them. Questions to think about include the number of agents in the marketplace, the average production of Agents in units and volume, Experience (in years) of Agents on the board, and the percentage of licensees that would be considered part time?
This information will help you calculate per agent productivity, average listing per Agent on the board, and segment stats in your core geographic area based on agent production . You will be able to compare performances of the new agents and other agents in the marketplace. It will allow you to segment production into the top ten, twenty, or fifty agents in the marketplace. The Livermore Real Estate study was IJR's first, and it is a relatively small market with population of under 100,000.
IJR conducted a mock study based on these and found the top three agents in Livermore based on these factors and then mixed in creativity in marketing and brand awareness outside the common threshold. Finally, we added community service in order to separate the top list. Again, this was just one study and we found that there are many very qualified agents in Livermore that were suited as very qualified agents.
Steve Eveleth, John Kurtzer, and Jay Frost were among those selected by IJR as the top three agents in Livermore. Both Eveleth and Frost showed strong internet presence, experience, and most of all creativity and community service. Eveleth is a counselor, donates numerous hours a week to non profits, and has been seen on TV and recently towing miniature houses around town and posturing to facilitate home ownership. Jay Frost does much charity work, is an avid church member, and a high school sports coach as well. John and his wife Laurie have been a mainstay in Livermore and IJR added this duo to the list based on being the only agents that we found that had an IPhone application.
IJR reminds home buyers that it is very important to secure valuable statistics and information from your local MLS. The MLS can give you key market stats such as days on the market averages, inventory levels of active listings, geographically active markets inside your service area, active markets based on price point inside your market area, listing price verses sales price ratios, and listings taken verses listing sold ratios.
All this knowledge is really a phone call or a few keystrokes away. In some MLS areas, your broker will have to generate these numbers because they have access to more information than you do. Most MLS systems restrict what the agent can assert. Today more than ever it is vital to assure that a consumer or potential buyer has done sufficient research and chooses a realtor that fits into a model such as our suggestion or at minimal a good portion of it.
