(EMAILWIRE.COM, March 15, 2011 ) Dallas, TX: The state specific residential lease agreement is the single most important form in the field of rental property ownership and property management. ARPOLA realizes that many landlords are risking liability and at least loss of income by using generic leases or leases that are out of date.
Landlords worry about their relationships with their tenants more than nearly anything else. Nothing set the standards for this relationship like a well written, up to date, state specific lease. A lease is a legal contract that spells out the rights and responsibilities of both parties – the landlord and the resident. It outlines the terms of the relationship including both privileges and limitations that apply to both the landlord and the tenants – basically what each can expect from the other. For landlords the biggest concern is what will happen if things don’t go as expected, if the resident doesn’t hold up their end of the lease.
“At ARPOLA we have found that many rental owners are using leases purchased at an office supply store with only the most basic of information, leases over ten years old borrowed from their neighbor who had a rental, or worst of all a verbal agreement. The biggest stumbling block to using a valid, up to date, state specific lease seems to be the cost of the attorney followed by the lack of time to visit the attorney’s office,” says Rebecca McLean, Executive Director of ARPOLA. “That’s why one of the first benefits we negotiated for our members was free, state specific leases.”
Although many landlords have few issues with their residents it is inevitable that eventually a disagreement will arise and that is where the legality of lease will eventually come into play. Nearly every landlord of any length will have an eviction or a day in court. Unfortunately, the generic leases arenÂ’t much help when a crisis arises. To truly protect your investment, you need a comprehensive lease agreement that covers all the bases.
The requirements for lease language vary from state to state. All documents provided to members are downloaded in MS Word and available for you to edit as needed. ARPOLA has partnered with US Legal Forms to provide the necessary forms and notices. ARPOLA is proud to continue to protect their members.
ARPOLA is a membership based organization with plans for individual rental property owners, rental property associations and property management firms. The organizationÂ’s services are provided through their website http://www.arpola.org.
