Recently, Real Estate Agent Main Line PA Don Dowd revealed a brand new marketing technique he is employing to geo-target home sellers who are in the same zip code and price bracket of the most recently-sold homes. Don calls this technique the “postcard on steroids.”
“As many people know, one of my most effective marketing strategies is putting my homes on the front and back cover of top real estate magazines like Luxury Homes & Estates,” Dowd says. “One of the reasons this works so well are the arts and graphics used, which I spend a significant amount of money on. So I finally thought ‘why not re-use these graphics on a mailing to targeted sellers in neighborhoods where other homes have recently sold?’ And that’s where the idea of this large shiny postcard was born.”
Here’s how it works; Dowd takes the arts & graphics from his front and back cover magazine listings, and has them re-purposed into a 12 x 15 glossy postcard or “flat” that is directly mailed to certain houses in certain neighborhoods based on the town, zip code, and price bracket. The flat is large enough to almost guarantee it will get people’s attention.
“There are several factors that make this technique so successful,” Dowd continues. “First of all, these postcards are so nicely made they are really more like traveling billboards, and they definitely get noticed. Secondly, I’m targeting homeowners in certain areas where they are much more likely to need my services, which assures a much greater return on investment than just randomly sending these out to several hundred houses. Third, because of the volume and saturation of these mailings into certain areas, I have a special arrangement with the Post Office a significant discount off the regular price, keeping my operating costs lower.”
Given the combination of creating a compelling mailing, sending it out to highly-targeted potential clients, and keeping costs at a minimum, at appears Dowd has hit upon another winning marketing strategy.
