New Golf Developments in Bavaria

(EMAILWIRE.COM, October 03, 2008 ) Bavaria, Germany - TheMoveChannel.com, the leading international property portal, announces new golf development launched in Bavaria:

- Heinhaus (from £38,130, 1 to 2 beds, 3 minutes from 18 hole golf course, 41% below market value, up to 8.26% yield)

Golf properties in Germany are unlikely to be an investment opportunity UK investors have considered in the past, so TheMoveChannel.com provides an overview of Bavaria and its culture.

Affordability

There is a mutual ‘Green Fee Agreement’ with a selection of golf clubs in the Bavarian region, where a member of one club is allowed to use the facilities of a number of other golf clubs that are also signed up to the agreement, at a discounted rate.

Benefiting from the many splendours of the Bavarian region does not come cheaply, especially in its capital city of Munich, where the standard of living is good and generally the residents are affluent, but prices are some of the highest in Germany.

Top Resorts & Courses

Golf Club Obing

The Obing golf course was created by two Canadians and a Scot in 2002. It is a 72 Par, 9-hole championship course that has large greens and more than 40 bunkers.

Regular Green fees are €30 during the week and €40 at the weekend, with the 9-hole €20 in the week and €22 at the weekend. There is a 50% discount for under 18’s and a reduction for the ‘Green Fee Agreement.’

Golf Club Chieming

Designed in 1983 by well known architect Dudok van Heel, the complex has one 18-hole championship course and one 9-hole course. The golf club is situated in the holiday region bordering the Chiemsee (largest lake in Bavaria).

The great variety and the ingenious layout make this course a special challenge for the beginner and suitable for the more experienced player. The 18-hole course lies on uneven terrain with undulating fairways. Some of the fairways are bordered by woods. With many trees as well as three artificial ponds the course blends harmoniously with the beautiful landscape of this Bavarian region, called Chiemgau. The course is a Par 72 and the Green fees vary between €25 and €47 dollars.

Ruhpolding Golf Club

A Par of 72 and recently developed into an 18-hole course, the Ruhpolding golf course is situated near streams, surrounded by farmland and offers wonderful mountain views. The Green fees vary between €45 and €55.

Regional News

Bavaria is the largest federal state of Germany, located in the south-east of the country and extends from the North German Plain right down into the Alps.

Popular with Germans and foreigners, BavariaÂ’s hallmarks are its clean fresh air, a wealth of culture, the proverbially laid-back Bavarian attitude to life and unspoilt natural surroundings, including sparkling lakes, national parks and countless nature conservation areas.

The locals also have a harmless stereotypical image of friendly folk in Lederhosen (leather pants), eating sausages and consuming vast quantities of beer.

Statistically, Bavaria is one of the safest regions in Germany and probably in Europe, with the high prices likely to be the biggest threat to your wallet.

Buying German properties is relatively easy and foreigners can purchase without restriction and financing is also possible but should not be expected to cover more than 60%-70% of the purchase price.

Just outside the Bavarian village of Ruhpolding, a stone’s throw from the nearest ski slopes is the second phase of Apartments Ruhpolding. A low rise, three-storey complex, the development offers studio, one-bedroom and two-bedroom apartments and all of the units are also sold with a balcony or terrace, one underground car parking space and substantial storage space. The completion of the project is expected from the second quarter of next year and prices range from €118,635 to €258,000.

Dan Johnson, Managing Director, comments:
“With higher than average homeowner figures and lower than average unemployment rates, Bavaria continues to out-perform the national trend. A region with wonderful surroundings and plenty of great sports facilities, especially golf courses, it’s no wonder that the Bavarian property market is expected to grow in value.”
